Open Houses - A Great Way to House Hunt
Are you just starting to think about buying a home? But you aren’t quite sure what you are looking for? Scrolling through online listings is a great first step, but eventually, you will need to see some homes in person. If you aren’t quite ready to call up your real estate agent to tour homes, there is another way.
Open houses are a fun way to explore houses with no strings attached. It’s a great way to check out different neighborhoods and house styles without needing an appointment. Below you will find some useful tips to keep in mind while discovering new houses.
What is an open house?
An open house is when a seller opens their home so numerous potential buyers can tour the home without an appointment. Typically held on weekends for a 2-3 hour duration, you can show up during the time slot at your convenience. Anyone and everyone are welcome to tour the home during an open house. So, they can draw a mix of visitors from serious buyers to curious neighbors.
How to find open houses
To find open houses in your area simply go to Realtor.com and add the open house filter to your search. You can also find signs while driving around town directing you to the nearest available property. Or you can also call up or swing by local real estate offices.
Open house etiquette
Most open houses are currently still lived in by the sellers. Be respectful of their property while viewing. They might request you remove your shoes. Don't touch or move possessions. And try not to use their bathroom. Ask before taking photos or videos, as it is still someone’s private residency. Letting strangers into your house can be stressful and you shouldn't add to it. An open house is not a housewarming party, so in a timely manner, you should view the home and leave.
Be honest
At most open houses you will be greeted by an agent at the front door. This agent should be knowledgeable about the property, so feel free to ask them questions. They will more than likely ask you for your contact information. This is not mandatory to view the home, but they are hoping to grow their business and get to know you better. Be honest with them about where you are in the home-buying process, how serious you are about the house you are touring, and if you are represented by another agent.
Hold your tongue
As you tour the home, keep to neutral statements. Also, don’t divulge too many details about your budget, wishlist, when you need to move, or how your home search is coming along. You don’t know who might be listening in on your conversation. These details or criticisms of the property could be overheard by the seller’s agent or neighbor. And if you do decide to put an offer in on the home, you don’t want them to have any information that compromises your bargaining position. Wait to discuss your candid thoughts about the home when you get back to your car.
